Here's what years of hiring painters for Tim's own flip houses taught him: almost every crew rolls decent walls. The differences show up at the edges — wavy cut lines at the ceiling, caulk gaps at the baseboard, patches that flash through the topcoat, paint specks on the floor registers. Paint, sheen and low-VOC choices

Two coats on every surface, over primer wherever there's a repair, a stain or a big color change. Sheen does more work than most people expect: flat or matte on ceilings so imperfections disappear, matte or eggshell on most walls, satin in kitchens, baths and kids' rooms where walls get wiped, semi-gloss on trim and doors. For occupied homes we use low- or zero-VOC lines from Sherwin-Williams and Benjamin Moore, so odor is mild and mostly gone by the next morning. We'll recommend room by room at the estimate and print it on the quote — brand, line and sheen — so you know exactly what's on your walls.
